Anyone who knows a property owner that could benefit from Apika’s services can join. This program is ideal for real estate agents, brokers, property managers, or consultants in related industries. However, you don’t need to be a real estate professional – existing Apika clients, friends, or even family members can refer owners. If you know someone with a property that could earn more through short-term rental management, you can be a referrer.
It’s simple. You can contact us directly (via email or phone) with the owner’s information and let us know you’re referring them. Alternatively, you can ask the property owner to reach out to us and mention your name as the referrer. We may also provide a short referral form on our website where you can submit basic details about the owner and property. Once we receive the referral, our team will take over and do all the follow-up with the owner, keeping you informed.
A successful referral means the property owner you referred signs a management contract with Apika and their property is listed for short-term rentals under our management. In other words, the owner officially becomes our client. If an owner you refer talks with us but ultimately doesn’t sign up, that referral wouldn’t qualify for a bonus (since we can only pay commissions for actual clients). However, we do our best to on-board every referred owner by showcasing the benefits of our service. The moment their property is live on our rental platforms, we’ll consider the referral successful and will process your payout.
You’ll receive your referral bonus soon after the referred property is live and generating bookings (typically this means shortly after the owner signs up and we finalize their listing). We issue payments in a timely manner – usually within a 7 days of the property going live, if not sooner. Payment can be made via bank transfer or another agreed method. We will confirm the payment details with you when you join the program, so you know exactly what to expect. There’s no need to chase us down – our team tracks all referrals and will proactively notify you and send your bonus once it’s due.
The bonus amounts are predetermined based on the property’s type or size (as shown in the table above). We categorize by the property’s guest capacity or number of bedrooms. This system ensures fairness – larger properties that likely generate more rental income yield a higher reward for you. We will inform you of the expected bonus when you refer an owner (especially if their property is unusual or large). For instance, if you refer a small city apartment, expect €200; if it’s a big countryside villa, it could be €500. Our real estate referral program is designed to reward you in line with the business the referral brings.
No limits at all! We welcome as many referrals as you can provide. For each property owner you refer who becomes a client, you earn a separate referral bonus. There’s no cap – if you refer 5 successful clients, you get 5 bonuses. In fact, we love when partners refer multiple owners, as it shows you trust our service. We’re ready to pay out a lot of bonuses if you send a lot of business our way!
No, your location doesn’t matter – what matters is the location of the property and owner you are referring. Currently, Apika operates in Slovenia (and we are expanding our services to nearby regions). Our referral program is especially relevant if the property to be managed is in Slovenia or a surrounding country where we can offer our services. We particularly seek referrals for properties in popular tourist areas of Slovenia, Croatia, Italy, etc. If you’re an international agent or contact (for example, based in Russia or the UK) and you know someone who owns a property in our service area, you can absolutely refer them. We encourage you to reach out if you’re unsure about a property’s location – we can let you know if it’s within our current reach or discuss future plans.
Apika specializes in short-term rental management for a variety of property types. We manage city apartments, vacation homes, seaside villas, chalets, and other accommodations that are rented to guests on platforms like Airbnb, Booking.com, etc. Properties should meet basic quality and safety standards (suitable for hosting guests). If you’re referring a property owner, ideally their property is in a location and condition that is attractive to short-term renters. We’re happy to assess any referred property and let the owner know if it’s a good fit for short-term renting. Generally, if it’s a place people would vacation or stay for a few nights and the owner is open to renting it out, we can manage it.
The property owner’s benefit is indirect – they get Apika’s full-service management without any extra effort, and we strive to maximize their rental income. We don’t currently offer a specific “referral discount” to the owner (our pricing and fees to owners are standard), but sometimes we have promotions or seasonal offers that your referred client might take advantage of. The real advantage for the owner is that they will start earning rental income hassle-free, with a trusted team handling everything. Many owners find this invaluable, especially if they were unsure how to manage short-term rentals themselves. As the referrer, you can feel good knowing you’ve helped them find an easy way to earn passive income from their property.
We operate on a first-come, first-served principle for referrals. This means whichever referral partner submitted the owner’s name to us first (or the owner mentioned first) will be the one credited if that owner joins. We keep clear records with timestamps of referrals to avoid confusion. If an owner is already in our database from someone else’s referral, we will let you know. We strive to be fair and transparent in these situations. Our best advice is if you have someone in mind, refer them sooner rather than later to “lock in” your referral claim.
